The journey behind this client's review spanned two months, about fifteen home tours, and many weekends spent together in the car. They were thoughtful Buyers, intentional about choosing both their lender and their Realtor, and they were clear about what they were looking for. Their original search focused on properties with land, and we toured several that met that criteria. But over time, through conversations and shared time, I got a better sense of their everyday needs and what would actually support their lifestyle.
That insight led us to gradually expand their search into neighborhoods they hadn’t originally considered. With inventory low and competition high in their price range, it would’ve been easy to feel discouraged. But instead of settling, we held out—waiting for something that truly aligned with what they wanted and needed.
Then a listing came up. It checked all the boxes and was listed under budget, and as if by fate, it was posted on MLS not on the typical market cycle that maximizes property visibility and I knew time would be of the essence, so we jumped right on this and scheduled a tour. And of course, they loved it!
To stay ahead of potential competition, we moved quickly and scheduled a next day pre-inspection. That gave us the confidence to submit a full-price offer with strategic terms—terms that protected the Buyers while also making it easy for the seller to say yes. We were able to waive certain contingencies based on their lending structure and the results of the pre-inspection, which allowed us to present a clean, compelling offer without unnecessary risk or added cost.
The offer was accepted.
What happened next was a gesture that spoke volumes: before closing, the Seller offered to personally walk the Buyers through the home to show them how things worked—and even introduced them to the neighbors. It was the kind of transition that makes a house feel like home before the keys are even handed over.
This wasn’t the easiest market to navigate. Homes were going from listed to pending quickly, interest rates were climbing, and options were limited. By staying patient, strategic, and flexible, these Buyers ended up with a home that not only met their needs—but felt right in every way, and I feel honored that I was hand-picked to take them on this journey home!
